Hot Water Woes

Overall, Taylor Morrison builds a good home. Seen multiple complaints from neighbors about hot water not being hot enough at the kitchen sink/dishwasher in homes that have their island plumbing run through the concrete slab floor. We’re in the same boat. It seems that Taylor Morrison overlooked the fact that concrete is an excellent thermal conductor (and heat sink) and because of this, it can take as long as 5 minutes to get hot water that is barely hot enough to wash dishes. I know that this was an item that was reported in our home inspection and our inspector was there for 10 minutes at the sink trying to get the water hot enough to pass his liking (120 degrees F). All other faucets in the house seem fine as the hot supply runs through the walls and not the concrete.

Fortunately the problem is fixable by doing the following:

  • capping the (relatively useless) hot supply under the kitchen sink.
  • installing a small electric on-demand unit under the sink and feeding it from the cold supply.
  • insert a “T” on the hot output and run to the hot tap for the sink and the dishwasher.
